What is the range of the homesite (lot) prices at Provenance?

$48,000 – $162,000+

What is the general range for home costs (homesite included) at Provenance?

Garden Cottages: $325,000 – $425,000+

Townhomes: $340,000 – $550,000+

Single Family Homes: $425,000 – $1,000,000+

How can I reserve a homesite?

Visit our on-site Provenance Sales Office on Bridgewater Avenue or call (318) 683-0399. New home building sites are available to go under contract.

Do lot names or areas indicate a certain type of house?

No, the homesites are simply divided into categories based on overall square footage of the lot – Bungalow, Cottage, Village, Neighborhood, Large Neighborhood, Manor. The style of each home is determined by the buyer and the home must fit into one of four general architectural type categories: Classical, Colonial, French or Bungalow.

Does the neighborhood have architectural guidelines?

Yes, there is a detailed design code listed at the bottom of the website to ensure the highest quality construction and cohesive aesthetic throughout the neighborhood. Home plans must be reviewed and approved by the Provenance Design Review Board.

Do I design my own home or do you have pre-constructed homes to choose from?

The majority of homes at Provenance will be custom built. However, you may also choose designs from several Builder Showcase homes under construction that may be customized with your own color and material selections.

Does Provenance have a Builders Guild?

Yes, Provenance has a guild consisting of premium builders. Each of them has participated in a qualification and code review process to ensure that all homes constructed contribute to the character and aesthetic appeal unique to Provenance.

Is there a requirement to build within a specified period?

Yes, there is a one-year build-out requirement on town home and cottage lots. The remaining lots have a two-year build-out requirement.

Does Provenance have a Home Owners Association (HOA)?

Yes. Annual HOA dues are $1300 – this includes maintenance on common areas, nightly security guard, community events, and pool & clubhouse access. Provenance also has a non-profit Institute that plans and hosts cultural events in the neighborhood. Institute dues are $20 annually.

Is Provenance located in the City of Shreveport?

Yes, Provenance offers all city services such as water, sewer, fire and police protection. In fact, Provenance is home to the Southeast Shreveport Fire Station 22 maximizing accessibility to this service for residents in the community and surrounding area.

Which commercial businesses are within the community?

Provenance is already home to several businesses. Windrush Grill, El Cabo Verde, Frank’s Louisiana Kitchen, Edward Jones Investments, Provenance Veterinary Hospital, Ochsner LSU Primary Care Doctor’s Office and The Montessori School For Shreveport are open in and around Windrush Village Marketplace. Red River Bank is also open with full service banking, mortgage services, an ATM for your convenience, and United States Postal Service. As the neighborhood continues to grow and the number of residential rooftops increase, the commercial development will expand as well.

Are there any medical services nearby?

Yes, a fire station offering emergency medical services is located within the village of Provenance, so life-saving equipment and expertise can be easily accessed if needed within the neighborhood. Ochsner LSU Health Shreveport also has a primary care facility in Windrush Village in the commercial center of Provenance.

In addition, Shreveport-Bossier’s top medical centers can be reached in just minutes, as Provenance is ideally located with easy access to the area’s major traffic arteries.

Is there a school in the neighborhood?

Yes. The Montessori School for Shreveport opened in Fall of 2016 and offers classes for children 21 months through Kindergarten. For additional information, please call (318) 861-6777.

Which schools are near Provenance?

The Provenance community is currently served by a number of excellent public, parochial and private schools at all education levels. Those include The Montessori School for Shreveport at Provenance, South Highlands (currently rated the top elementary school in Louisiana), Ascension Classical School, and Caddo Middle Magnet (Louisiana’s top-rated middle magnet school and a Five Star National School of Academic Excellence). Magnet schools are available at all levels in the area.

Is Provenance similar to River Ranch in Lafayette?

Yes, Steve Oubre with Architects Southwest was the town planner for River Ranch and Provenance. They share many common features, but each neighborhood has a unique personality and aesthetic appeal. 

Will Provenance be gated?

No, Provenance is not a gated community. The vision for Provenance includes a pedestrian-friendly design that includes front porches, beautiful open spaces and traffic-calming narrow streets that are combined with special events, a neighborhood newsletter and other elements to help encourage positive relations among neighbors in the community. Caring, observant and watchful neighbors are often the best protection from crime. Provenance also has a full-time evening security guard and 24-hour electronic surveillance at all points of ingress and egress.
